Information for Tenants

Deposit Protection:
All deposits taken by CPS are entered into the Deposit Protection Service database and the money held by them during your tenancy. It is a legal requirement since April 6th 2007 that all landlords and agents are affiliated to one of two types of deposit protection scheme to safe guard deposits for tenants.

The process for entering and also repayment of the security deposits is a simple one. Initially we will send your deposit payment to the DPS where it will be registered and given 3 unique ID numbers.

  • The deposit reference number
  • Agent repayment code
  • Tenant repayment code
The deposit reference number can be used to refer to your payment when discussing it with the DPS. The agent repayment number is sent directly to us once your payment has been lodged. The tenant repayment number is sent directly to you once your payment is lodged. You must keep this number safe for the duration of your tenancy as it will be required to repay the deposit.

At the end of your tenancy if you choose to move out, once we have completed our rent account audit and property inspection, both repayment numbers (ours and yours) must be entered into the DPS website in order to repay the amounts due to each party. This process negates the possibilty that the tenant or agent can take the bond without the permission and interaction of the other.

At the end of the term, when the deposit is to be paid back, details of any damage or outstanding rent is given the DPS. If all is agreed between landlord/agent and tenant the amounts are paid directly by them to all parties. If a disagreement about damages or rent arrears arises, the DPS will appoint an independant arbitratour to resolve the issues.
