Information for Tenants |

Requirements: For all of our properties we require proof of identification and also proof of current address. This can be in the form of a recent utility bill, phone bill, bank statement or other official document addressed to you at your current address. A credit and reference check will be carried out by our third party referencing company, this is an industy specific check and will include contact with your employer, references, current landlord or letting agent and if required, character references. You will also be required to provide bank account details for this check, however we at CPS will not use your bank details for any other purpose. This is information is held in confidence under the terms of the Data Protection Act 1998. Upon approval of the check, a contract (tenancy agreement) will be produced for you, this will contain the standard contractual details of your letting, including tenant and landlord details, start date, term, pcm / weekly rent, specific expectations, limitations and requirements. This will usually take the form of and Assured Short Hold Tenancy, unless a more specific type is required. Details of an AST will be provided to you in advance of signing. Once your tenancy begins, you will be required to pay your monthly rental, at the same time each month, this will be the fixed amount you paid initialy and as was advertised (this can be found on your tenancy agreement). These payments are to be made in advance, so your paying for each month at the begining of it. Other arrangements can be made to assist, either by multiple monthly payments up front, or weekly payments again in advance. During the tenancy, we may wish to inspect the property or workman may need to attend to make repairs or perform safety checks. For either purpose, we will write to you in advance to ask to make an appointment, you should let us know when is convienient and we will do our best to fit in without to much hassle. If we can not arrange an appointment or you do not respond to us we will activate the landlord right of entry proceedure, this will delivered to your property in the form of a letter, giving you 24 hours notice that we intend to enter the property to perform, inspections / repairs or safety checks.
